What Is Seal Coating?

Seal coating involves applying a layer of a coal tar liquid over the asphalt surface. The coating is designed to help protect the surface from elements, such as heavy rain, oil, and antifreeze. The coating also functions as a finish for the asphalt that helps to improve its appearance. Once applied, your driveway will have a more uniform color.

Can a New Driveway Be Coated?

New asphalt driveways require time to cure. The asphalt has an excessive amount of oil that diminishes over time. If coating is applied before enough time has passed, the oils could mix with the tar liquid and render the coating ineffective. To avoid this, your contractor could recommend that you wait months, or even longer, to have the coating applied.

Does the Coating Last a Lifetime?

Even though the coating is effective in extending the life of an asphalt driveway, it won't last forever and will need to be reapplied regularly. Depending on the wear and tear on your driveway and how well the coating has held up, the contractor could recommend reapplying the coating annually or every few years.

What Should You Expect After the Coating?

The first day after the coating is applied, it is important that the asphalt driveway is not used. The coating needs time to dry.  Once it is dried, you can use the driveway as as you usually would.

The coal tar liquid is mixed with sand to aid in protecting your driveway and to provide some skid resistance. The sand can cause tire tracks to appear on the driveway in the first few weeks following the coating. Tracks may also appears as the seal starts to harden on your driveway. These tracks should disappear after some time and the driveway will return to its normal appearance after that period has passed.
