3 Ways To Maintain Your Asphalt

Just like any other part of your house, your asphalt driveway needs to be cared for properly in order to ensure that it lasts a long time and you don't have to prematurely have it replaced. There are a few things that you can do to care for your asphalt properly. 

Do Repairs As Soon As You Notice Problems

Pick a pleasant day at least once a year, preferably in the spring after the harsh winter months, and take a good look at your driveway, and see what problems are there that need to be fixed. The temperature should be at least 55 degrees when you decide to do your repairs, as any asphalt or sealant you apply sets better when the temperature is warm. 

Fill any cracks with sealing cement or caulk, if they're big enough. Clean out holes that you see in your asphalt thoroughly with a wire brush, and wash them with soapy water, making sure to rinse away the soap. Then, use a trowel and fill them with cold patch, and level it off thoroughly. Allow whatever repairs you do to dry for at least 24 hours before using your asphalt again.

Seal Your Asphalt 

On another pleasant day, apply your sealcoating, or hire a professional to do the sealcoating for you. Sealcoat is very important to protect both your current asphalt and any repairs you do, and helps to prevent water and debris from working its way in and harming your repairs, and your existing asphalt, too. Make sure to clean your driveway well, and then, do your sealing. This is another time temperature is important, because sealant forms a stronger bond when it is warm.

Care for it in Winter 

Asphalt needs to be taken care of in winter too, and doing so will prevent problems the rest of the year. Be sure to clear snow from your driveway as soon as possible, so cracks don't form as it expands and contracts as it both freezes and thaws. Be sure not to use harsh chemicals on your asphalt, as they can do severe damage. And be very careful about plowing. A plow blade can chew a hole in your asphalt as soon as it hits a bubble or a divot in the surface of your driveway.
